Conversions
Why convert instead of building new?
In the GTA and across Ontario, land zoned and priced for ground-up self-storage is hard to find. An existing building already has the shell, the services and often the location. Converting it can bring a facility to market sooner than starting from bare land, and it opens up urban sites where new construction would not pencil out.
The catch is that most buildings were never designed for storage. Columns, ceiling heights, sprinklers, loading docks and floor levels all shape how many units you can fit. Getting that layout right is what separates a conversion that leases well from one that leaves rentable area on the table, and it is the part of the project NeoTech focuses on.
Buildings that convert well
Warehouses & distribution
Large open floors and generous clear heights make warehouses the most common conversion. Tall buildings can often take Sky Lockers or added levels.
Industrial & manufacturing
Heavy floors and strong structure suit multi-level layouts. Existing loading areas can become covered drop-off for tenants.
Big-box & retail
Former retail sites bring parking, signage and visible frontage, which helps a new facility lease up faster.
Office & mixed-use
Workable, but usually needs more engineering: floor loading, elevator size and circulation space all need a close look first.
Building review
What we look at before you commit
Send us your floor plans and a few photos, and we will review the building against the questions that decide a conversion’s yield:
- Clear height: How many levels of units the building can hold, and whether Sky Lockers can use the space above standard units.
- Column grid: Where columns fall against standard unit widths, so corridors and partitions work with the structure instead of around it.
- Floor loading: Whether existing floors, and any new mezzanine or upper level, can carry storage loads. Your structural engineer confirms this.
- Access and loading: Where tenants will load and unload, elevator capacity, and how far they walk to the furthest unit.
- Fire and life safety: Sprinkler heads, fire separations and exit routes the layout must respect. We coordinate with your consultants.
- Existing openings: Doors, docks and building ends that can become exterior-access units with relatively little structural work.
Our process
How a NeoTech conversion works
- Building review. We review your drawings and site photos and flag the constraints that matter for storage.
- Layout and unit mix. We plan corridors and units around columns, sprinklers and ceiling heights to push net rentable square footage as high as the building allows.
- Budget pricing. You get pricing on the storage system package early, so your financial model is built on real numbers.
- Shop drawings. Detailed shop drawings go to you, your architect and your general contractor for approval before anything is manufactured.
- Manufacturing. Hallway systems, partitions, lockers and doors are manufactured in Canada to the approved layout.
- Installation. Our crews install the system, sequenced with your general contractor so the storage package does not hold up occupancy.
- Service after opening. Repairs, reconfiguration and added units from the same team that built the facility.
Maximize NRSF
Getting more rentable area out of the building you have
In a conversion the building is fixed, so every square foot of corridor, dead corner and unused height is a cost you carry for the life of the facility. Our layouts work the building hard:
- Tighter corridors and smarter unit mix so more of the floor is rentable.
- Stacked lockers that turn one 8-foot-high unit into two.
- Sky Lockers on platforms above standard units, where clear height allows.
- Custom units fitted around columns, stairwells and irregular corners.
- Exterior end-cap units cut into unused building ends.

FAQ
Self-storage conversion FAQ
Is converting a building cheaper than building new?
Often, because the shell, foundations and services already exist. The savings can shrink if the floors need reinforcing, elevators need replacing or the building needs new fire protection, so we price the storage package from your drawings early to keep the model honest.
How much ceiling height do I need for more than one level of units?
As a rule of thumb, two levels of storage need roughly 19 feet of clear height and three levels roughly 30 feet. Your structural engineer and architect confirm what the building can actually support.
Can you work with my architect and general contractor?
Yes. Our shop drawings go out for approval before anything is manufactured, so your architect, engineer and general contractor are all reviewing the same layout.
Do you handle zoning and building permits?
Zoning and permits stay with you and your planning consultant or architect. We supply the shop drawings and system specifications your consultants need for their submissions.
Can you convert part of a building while the rest is operating?
Yes. Phased conversions are common, and we sequence installation so occupied areas stay accessible.
